The Sutton Scotney Estate originally formed part of a much larger estate, of over 10,000 acres, acquired over time by Lord Rank. After a change in ownership, the Estate was purchased by Eagle Star, which subsequently became part of the Zurich Insurance Group.
The farmland is occupied by four principle agricultural tenants subject to a variety of Agricultural Holding Act and Farm Business tenancies which include nine dwellings.
The remaining 15 dwellings are predominantly let subject to ASTs with two secure tenancies. Currently, there is no principal house on the estate. Should a buyer wish to develop a house, there may be opportunities subject to planning.
Planning & Development
The estate surrounds the village of Micheldever Station. A new settlement of approx. 12,000 dwellings has previously been promoted. A number of short, medium and long term development opportunities have been identified, including a new settlement, that will be of interest to the purchaser.
The purchaser will be required to enter into an Overage
Deed of £10/sqft for any residential or commercial development and £3/sqft for social housing (index linked) for a period of 40 years.
The estate has about 142 acres of woodland blocks and belts, some of which are well placed to provide for some interesting and varied shooting. In Lord Rank's day the estate was regarded as one of the finest Partridge shoots in southern England.
The shooting is let on part of the estate until spring 2018
and the stalking is let until spring 2019.
There is also a small section of the River Dever included within the sale but this has not been utilised or maintained
for a number of years.
