The land at Kilgarie Farm is situated on a south facing site, on the edge of Strathmore, in Angus. It lies just to the west of Edzell and to the north of Brechin. It is an area which is renowned for its high quality and fertile agricultural land.
The farm is easily accessible. The B966 at Inchbare connects with the A90 dual carriageway. Angus is one of Scotland's most productive farming counties, extending from Dundee to the south west to Montrose in the north east. The land at Kilgarie Farm was acquired by the sellers in 2007. It has been farmed as part of a larger farming business. Previously the land had been grazed with significant quantities of slurry and farmyard manure being returned to the land. Latterly it has been in arable production, growing seed potatoes, spring barley, winter wheat and winter oil seed rape. All the land is scanned for vari-rate seeding and is thoroughly tested for soil nutrients and there are excellent levels of potassium, phosphorous and magnesium, and good PH levels (with copies of the report available on request). This block of land lies to the west of and includes the internal farm track which runs up through the farm. The steading, farmhouse and cottage are in separate ownership but the ground around the steading is included, together with an access track which runs up towards field 1. The fields are of an easily worked size.
Lot 2 Land at Kilgarie West About 88.83 acres/35.95 ha
This block of land lies to the east of the internal track, with the lower field abutting onto a public road.
