Shown shaded blue on the sale plan, Lot 2 is a compact block of 76.75 hectares (189.67 acres), of which 67.97 hectares (167.97 acres) is productive arable ground, all of which can be irrigated by virtue of an abstraction licence from the River Yare.
The soils, predominantly classified as Grade 3 by the 1:250,000 Series Agricultural Land Classification Maps, are of the Wick 2 Series characterised by deep, well drained coarse loamy strata suited to growing cereals, peas and beans, sugar beet, potatoes and field vegetables in rotation.
